Initial secure & lock changes

First visit to a vacant property: check every entry point, change or rekey locks to your key code, install lockboxes when ordered, and secure garages, gates, and outbuildings.

Board-up & openings

Broken windows, damaged doors, and open crawl spaces boarded or secured so the property is weather-tight and protected from entry.

Winterization & de-winterization

Draining and blowing out water lines, protecting traps and fixtures, and tagging the system, then a pressure-tested de-winterization when the property is ready to show or sell. Freeze protection matters for vacant homes in the county’s higher-elevation areas.

Trash-out & debris removal

Interior and exterior debris, abandoned items, and yard waste removed and disposed of properly, with personal property handled according to your instructions.

Lawn & grounds maintenance

Covering, securing, and treating pools and spas at vacant properties to your guidelines. Our CPO Certified team understands water chemistry and sanitation, so water is handled safely and doesn’t become a hazard.

Gas, HVAC & utility checks

Gas shutoffs and relights by our RMGA Gas Certified team, appliance and water-heater checks, and HVAC checks under our H100 license, so systems are safe while the home sits vacant and ready when it changes hands.

Date-stamped before, during, and after photos for every work order, organized the way your reporting requirements call for.

How it works

A simple, documented process from work order to completion report.

  1. Work order or request

    Send a work order or describe the property, the scope, and your guidelines. Call the office or use our request form.

  2. Site visit & secure

    We visit the property, confirm occupancy and condition, and secure it first: locks, openings, and any immediate hazards.

  3. Photo-documented work

    We complete the ordered work (trash-out, winterization, grounds, cleaning, repairs) with date-stamped before, during, and after photos.

  4. Report

    You receive a completion report with photos and notes on anything else we found at the property.

  5. Bid for additional repairs

    If the property needs more than preservation, we submit a bid for your approval before any additional work starts.

What area do you cover?

We’re based in Washington, UT, and serve St. George and the rest of Washington County. If you have a property just outside the county, call the office and ask.

Who do you work with?

We’re set up to take work from national servicers and field-service companies, banks and lenders, asset managers, REO brokers and realtors, HOAs, and investors. If you need a local vendor in Washington County, tell us your requirements and onboarding steps and we’ll walk through them with you.

Do you follow HUD/FHA and investor guidelines?

Yes. We work to the guidelines on each work order, whether HUD/FHA, investor, or your own company standards, and document the work to match. If a requirement is unclear, we ask before we do the work rather than guess.

Can you handle winterization and gas or HVAC systems?

Yes. We winterize and de-winterize vacant properties, our RMGA Gas Certified team handles gas shutoffs and relights, and HVAC checks fall under our H100 license. For pools and spas, our team is CPO Certified.

What if the property needs repairs beyond preservation?

We note it in our report and submit a bid. As a licensed general contractor, we can complete most repairs, painting, landscaping, HVAC, and gas work ourselves once you approve.
